Mr & Mrs Hanmer, of Wakefield, contacted Dobson Building Contractors with some exciting plans to transform their home in Lofthouse, through a single story extension to the side of their home, which included a number of structural alterations. The extension was designed to give them a large kitchen-dining room and utility space, making use of the space at the side of their house, which they rarely used, without compromising the size of their garden.
Their main priority was choosing a trusted building firm who could assure them of a high quality of workmanship. Aesthetically, it was important to Mr & Mr Hanmer that any additions to their home were very much in keeping with their original property and therefore the matching of the materials used would be key to the success of the project.
As the whole Hanmer family, including two teenage children, were planning to live in their home throughout any structural works being carried out, it was essential to keep disruption to a minimum at all times.
The house extension itself could only project 2.1m due to boundary restrictions, but by carrying out well-planned structural work, we were able to open up the existing kitchen, providing the Hanmers with a large, open living space.
Due to heavy mining being carried out historically in the area, we chose to build the extension from a raft foundation. A raft foundation consists of a raft of reinforced concrete under the whole of a building, which is vital where soils may be unstable.
To bring light in to the re-structured kitchen-dining room, we installed Velux windows, which are a great way to give an open plan room a light, airy feel.
The existing study had been enclosed by the new extension, so we installed a Sun Tunnel through the roof, to direct some much needed natural light into the room.
Beneath the existing bathroom window, we created a welded lead sheet flashing detail, eliminating the need for the window to be removed, which could potentially have caused some internal damage.
To the new French doors in the extension we installed a stylish set of integral blinds, which sit within the cavity of the double glazing, giving a very neat finish.
Mr & Mrs Hanmer were so pleased with their new extension that they invited us back to carry out refurbishment work throughout their home.
We were commissioned to renew all of the internal doors, replacing these with high specification solid doors and also the refurbishment of the ground floor to bring it up to the same spec as the extension.
All of the work outlined above was achieved within the Hanmer’s £31,500 budget
Matt and his team completed a single storey kitchen extension which has given us a great family space and larger utility area.
